M***0 发帖数: 1180 | 4 多付$8400 down payment, 每年少交$828, 等于这$8400也是10%左右的profit
相当于如果有$200k, option 1 可以买5个房子每个$40k,option 2可以买4个房子每个
$50k。收益其实是一样的,都是200K*10%
option 1的好处是,目前房价在上涨,拥有5个房子比4个更划算,要是今后利率
走低也可以refinance
option 2的好处是同样投资$200k,可以少管理一个房子;另外房价如果下跌option 2
损失比较小
