好像递法院传票很有讲究。必须递到房主，不能邮寄。 如果房东有经验能躲，光递传
票你就要烦死。最好律师信能把他搞定。

钱要回， 不是主要concerns.
主要是要气房东，自己不要太麻烦。

收费的律师菜老会找吗？ 不收钱的律师会发律师函吗？
SMALL CLAIM COURT法院传票可以让COURT用Certified Mail寄， 或者付钱找sheriff
office送。
官司还没打就要烦死， 太嫩啦。

Lawyer get all he can get.
Now, I know how The landlord makes money.That is his business model.
The rent of the house is reasonable.He asked for a deposit of 1.5 months
rent+ pet deposit. We think we will get the deposit back when we move out.
so you put in the amount of deposit that the landlord ask for.
He make money by refusing to return deposit. The Jew lies anything to
justify not to return the deposit.That means he is well prepared.
I think I can not win in court without a lawyer represent me since the
landlord will lie anything.
It is CA! What I learned -- avoid to rent a house from a private Jewish
landlord.

一旦他觉得房东有狡辩(主观判断不需要100%物证)，可以马上判罚，SMALL CLAIM

we will 等待时机to figh.
The landlord threaten us that he would call police if we go to the house.
I expect the landlord will come up with receipts to show in court he spend
the money to repair.The key is -- how to 破 this.
My plan
Waiting for new tenant get in. Then talk to new tenant and get into the
house to collect the evidence that the landlord did not do the repair he
would
claim in court.

We will ask 2 key questions in court.
1. The house is rented out very quick to give it a reasonable doubt that
there are a lot damages in the house -- the house was in good condition.
2. the evident about the damages.
a. The evident to show the condition before we move in
b. The evident to show the condition when we moved out, and the damage is
not natural wear out. |

We know what is going on.
However, 无有效手段应对 since we are in a disadvantage position.
CA has a lot laws to protect tenants.Those laws are to easy to be beat by a

to win is low.
A lot of our 房客们 said we are the best landlord.They want to live in our
rental house forever.
We are super nice to 房客们.
When they have difficulty to pay, we work with them to come up with a
solution. We waived their late fees. Return deposit in full. Do repairment
ASAP
I think a few k $ is not a big deal for us. It is a big deal for most 房客.

We tell them we need to pay mortgage.
We have not go to court to evict a 房客 yet. We negotiated with them to
leave voluntarily when they can not pay.
We do plan to go to court if 房客要是不交租也不搬. That does not happen.

Avoid to be in a disadvantage position if possible.
If we can not get a lawyer to represent us.
Then we will move on. And 以后有好机会再报复.
