你如果有 1M 现金，可以买出租住宅，Duplex， 或者小型的office。 如果要投资商业

business. If you have $1m cash, you can probably buy around $3m commercial
real estate which can bring you about 7-9% Cap rate. The loan rate is about
5-7% depends on what kind of real estate you invest in.
Like gas station, you can apply SBA loan with only 10% down. For Walgreens,
you can get 4.5% interest loan etc. for apartment complex, you get less cap

湾区的大部分是$1.5M-3M。
如果地产和business一起买，贵一些，
而且要自己经营，好处是收益一般也高一些，贷款也容易一些。

他自己的店，一次性投入，差不多五年收回投入，平时不太用操心
local的确很重要，

soil from contaminated. The biggest issue in gas station is possible soil
contamination.
Normally, for gas station business, you will get 15c/gal, and you will have
mini store revenue.
