是单独的。 如果你自己找,审查tenant, 就不用给这笔费用了。
管理费用基本都是8%-10%. 帮你管理, 帮你出monthly statement, 帮你做1099等等。

不是很清楚你说的 shield from liabilities是指什么。 除非你的house是以
corporation
的名义own的, 你永远都是对自己的房子有liability的。
一般很少有property manager会没有找到tenant还收finder fee的。 只有找到了才会
给钱。
所以说not guaranteed似乎有点misleading的说。
很少有property manager会因为对方有real estate agent, 而会跟你要更多的finder
fee的。 finder fee是pre-negotiated and either a flat fee or a percentage
of the proposed rent。 对方如果是agent联系你的manager的, 最多manager给
agent
一个referral fee而已。 对方有否agent, 通常对你都没有影响的。

I have bad experience with property Management Company. the fee they listed
are minumn:
when renters live in your house:
management fee 10%
lease fee 4%
deposit $400
many repair fees, you don't know why. |

If you were talking about liabilities as to tenants suing landlords, you
really don't need a property management company to do that either. You
can get a landlord policy for $20-30 which covers not only your personal
properties and trade fixtures inside your rental properties, it also

neighbor could sue you too if he trips on your retaining wall. It's not
just being a landlord. What I am trying to say is - you may not want to
hire a property management company just because you worry about
liabilities. You face that regardless your are a landlord or home
owner.
You choose property management company for many good reasons. However I
wouldn't recommend taking avoiding liabilities as one of the main
