3. credit score of at least 740,
4. good enough income to support debt-to-income ratio of up to 45%.

A. 30-year fixed: 4.375%, no closing costs, plus about $1,200 extra credit
to help to pay your prepaid items (prepaid interest, tax/insurance reserves).
B. 20-year fixed: 4.125%, closing costs of about $500.
