里：
I. 邻居的树太近，要剪 (A Trim Tree 6 Ft From Roof).
C. 墙上有爬山虎一类的植物需要除掉 (Remove Vegetation from siding on Back
Wall)
D. garage的门有一个小小的裂缝。(Replace top panel of garage door--ヽracked.)
主卧的洗浴间的玻璃门歪了，需要调整。(Adjust Master Bath Shower Door to
Properly Close)
E. Replace Right Side Breakfast Room Window--〣roken Seal
II.
B. 灯不亮Repair Master Closet Light
换电池 All Smoke monitors to be in proper working order.
III
A. AC有大问题，需要换氟利昂，有漏的地方。下面等水的地方一堆水，都生锈了。（
Based on further inspection by A/C Drain pan is rusted and separated--﹔
eplaced, extremely low on freon--﹔efill & or repair by licensed A/C.)

B. 热水器龙头漏水，同时出来的热水脏的，有沉积物，需要修理。( repair leaking
valve and flush water heater )
V
A. 一个burner启动不起来。repair left front range burner
B. garage的开关需要修。(Repair wall control switch&automatic pressure
reverse on garage door opener )
C. Clean dryer vent
买房修了下AC，换了氟利昂。然后别的都不想修了。只给200刀的credit。我的买房
agent说可以帮忙说到500刀的credit。而且态度比较强硬。
另外现在是买房市场。这房子在the woodlands。现在这儿的房子蛮抢手的。我们需要
尽快买个房子。
我觉得主要担心是AC没有彻底修好。可能还有漏的地方。
另外，那个热水器，用了9年多了。出来的热水有沉积物，肯定得flush一下。不知道要
花多少钱我们修。
我们的agent说，我们买了home warranty之后，这个warranty可以帮我们修AC，热水器
之类的问题。虽然他们是preexisting condition。
大家看，我还能买这个房子吗？如果买的话，我要多少的修理的credit呢？

really take care of his house.
If there aren't any structural issue and the price is right, I think it is

Don't buy investment house. Many things to fix.
The big issue here is AC, freon leaking means a big problem.
To refill cannot solve the issue.
It can cost you $2000-3000 to replace the system at attic only.
I have similar experience, both AC and boiler look good and cost me $5000 to
replace them for next summer, remember labor cost is a lot compared with
parts. Unless the price for this house is below market price, don't buy it.

这房子2004年建的。比market price (Zestimate: 179K. Listing 180K.)稍微高。我
们出的181K。一共三个买家，一个cash buy。之所以给我们是因为我们是买来自住的。
他们现在修了下AC。说没有问题。我考虑再请 AC inspector去全面检查一下（75刀的
费用）。这样可行吗？

我的agent说，由于我会买home warranty，下面一年查出AC有问题之后，可以用
warranty来修。
不知道这是不是真的？如果这样，是不是开销可以小很多？

如果全换，过得去点的空调，至少要6000.
home warranty 是不会给你修空调的。人家一年保费才450-500.
最多给你修下厨房水池马桶什么的，出勤一次，要50-75，材料你都得自己掏

I paid $2200 to replace coil. Remember they can't find where is the leak but
freon pressure is low every month
