my buyer agent. Today she called me, said there will be a house on market
next week. She kind told me where the house is (general area). She said, she
will represent me, and the house will be "sell by owner".
I hesitate to go with her. I am not sure if she can really represent me. She
said that house was on market year ago, then off market. I guess she was
the listing agent then. Now, seems they saved buyer agent fee, but I do not
think they will lower the price for me.
She wanted me to call back tomorrow.
This is my first time to buy a house. I do need someone to represent me. I
am afraid that she will act as dual-agent and can not fully represent my
interest.
What your guys think?
Need advise!

可以直接跟owner谈的，若投缘的话，说不定价钱还好商量。 但你最好要有个自己的律

I do not know these terms. I am learning. Last weekend is the first time I
went to open house, and met three list agents, they all wanted to be my
buyer agent.
Just try to understand all these terms. Seems, based on what she said, I
will have to pay her since she will be representing me, and it is "Sell by
owner". I need to confirm this with her tomorrow, and ask her how much I
have to pay her.

She told me that
(1) if I am interested in the house, she will bring me to the house this
week. She will represent me, and the house will be "sell by owner". I will
have to pay her commission (2.5% - 3%). She will also need to guide the
seller (seller has no experience to do "sell by owner", she will negotiate a
fee from seller as well). The house will sell as it is (meaning, the seller
will not do any cosmetic fixes before it is sold to me, which will save the
seller a lot time and energy and money.). The seller even is interested in
selling all the furniture to me.
(2)If I am not interested, the house will be on market next week. The seller
will have a list agent who is helping seller looking for a house in a
nearby town (she is not the listing agent).
If I will be her neighbor, I would think I should trust her.
On the other hand, I feel I am only saving the seller money by giving me a
chance to look at the house earlier. | Y*******9
