and go to a wells fargo home
mortgage office directly, because right now, 1) agents (they are wholesale,
not retail) cannot do heloc, and 2)
wells fargo is one of the few banks that offer heloc to new home buyers.

Condo 25%.
If you qualify FHA,
3.5%, but you need to upfront 1.75pt and every year 0.55pt, and you can't
cancel it.

home equity. Basically, you get a 80% loan, and immediately the bank lend
you another 5% in this type of credit, so you just need to pay 15% of DP.
I am not sure if bank would be willing to lend you 10% as heloc.
Cost wise, it is better than PMI. Also, the interest is tax deductible,
while PMI payment is not.
