为了离开我的中国老板, 决定转成硕士毕业, 但是对于拿 PhD, 做 professor 还是
不愿意放弃, 只是年纪已经不小了 (>30y), 要再重新申请一个 PhD, 再念个好几年
, 好像家乡的父老也等不及了, 所以我目前的想法是, 一边工作一边念书, 不知道
这样行不行得通
预计 1 月拿到 MS
申请 opt , 到学校或医院的实验室找个助理或 technician 的职
顺利的话 10 月拿到 H1, 然后在一边去修课拿 PhD
这样可行吗?
还是有什么其他方法??
主要是想要一边赚钱一边念书, 节省几年的时间

you can catch up (or even beat) inflation eventually from this point on? Not
quite sure.
Anyway, I think most ppl like hard asset in an inflation

Match your liability. If you plan to have another child in the future, go
get the 30y-term as the 20y-term may not be enough to cover your second
child. Otherwise 20y-term is enough.

ccount. There is certainly a priority for each individuals to consider 529.
IMO a somewhat conservative approach is to stick to 30Y and do extra payment

u more flexibility and liquidity if you choose to use the money for somethin

如果你对有房后的生活质量提高没啥大的兴趣,只是纯粹从经济上来看,只准备呆
5年就跳,确实没必要买~
先不谈你到时候卖的时候需要付的~6%的双方agent费用,从贷款上来看,你60万的房子
,贷款48万,如果按30Y [email protected]/* */%,你每月不算Property Tax, Insurance, Mello-Ro
os,HOA等就光Principal+Interests就要付$2292,全部加起来估计要快$3000。
我个人觉得在SD买房,除非是家里有LP和娃,而且两个人都能在SD找到工作或只为了好
气候环境想长期留在SD甘于单职工节省点,这种情况下可以不用犹豫买自住房~
以上多说了几句,因为我也在SD呆过两年,后因工作原因搬了,身边有不少朋友都是如
此,SD工作机会太少了~

1) 根据你描述,你的房子大概价格为$280K+$260K=$540K,先把$280K的mortgage做个R
efinance,5/1 or 7/1 ARM都是可行的。
a) 比如5/1 ARM 3.25%,mortgage $280K,每月连本带利就是$1219。相比30Y Fixe
d的利率一般会低点,这样一来每月还款压力小点,而且你现在单身但5年后说不定会有
变化,房子到时候说不定会进行交易。我之前也在NoVA靠近DC短住过,单身8万多的收入
应该可以过得不错了~

b) 如果是投资小白的话,不建议cash out refinance,而是在你regular refi完后
,再找任意一家银行(比如BOA, US Bank, PenFed)开一个HELOC,相当于就是个额度很高

同样的rate, conforming 5% 30y fixed, 但是BoA答应返还大约$1300的银行贷款相关
费用.
但是我们的buyer agent 强烈反对用BoA, 说BoA处理太慢而且容易出问题. 其实我们
case挺简单而且strong. Buyer agent非要我们用他们公司的broker, 说容易
monitoring, appraisal或其他的不容易出问题.
这里面会有猫腻么? 其实拖两周我也不在意, 费用可差1000多呢. 大家觉得agent说的
合理么?

我们选的房子需要贷的款大约是工资总和两倍稍多一点(income/loan=0.4)。目前工作
都比较稳定。看到版上多数秀的都是30年。这样交的利息不是太多了么。今天问到的银
行利率是15y 4.375/30y 4.875

我不喜欢买点。买了点如果要搬家要REFINANCE的话都相当于
白买了。。你的CASE,15年如果和30Y都比较宽裕付款的话,
如果30年的利率比15年大太多,就还是15年好,否则浪费太
多利息的钱。你的30年比15年高太多了我觉得。。
