能去就自己去吧~~~有些title公司可以操作美国境内的异地closing。如果不在美国
境内就只能Power of Attorney了。
要用Power of Attorney也需要尽早准备,title公司和lender都要approve这个文件才
行的。

另外update一下,我说过buyer 在addendum review时加了对我有利的句子”在
attorney review正式结束后三个工作日内可以cancel 合同", 其实是针对addendum
letter里面关于megan's law statement的那段,并不能说我在AR后可以退出。昨天我
的broker才转发给我我的律师的那个addendum letter,所以才看到。
无论如何决定要退出了,因为觉得我的broker和attorney都不可靠,不能解答我的几个
疑问,还有价格结构不是特别清楚,感觉不踏实。
现在问一下,我现在退出offer的话怎么操作会有什么问题。我刚给我的律师发了信说
我打算退出offer。 我还没有提到没有我的approval签字的事情。

加州房贷交易是通过escrow公司来进行,他们所收的服务费叫做settlement fee。但在
有些州(如纽约、德州等)是通过律师来进行的,所以称为Attorney Fee(还可能有
Attorney Review Fee等)。属于title/escrow这一类的第三方收费。

disclosure 是房主签的字。这样在closing中要注意什么?

第一次买房子。
我的agent 说我需要雇佣我自己的律师,做诸如title exam 之类的事情。花费大概在
700多刀。
但在lender 的做贷款的quote 里,不是已经有一项 attorney 的收费了吗?我一直以
为这个费用就是我交给 lender (closing 的时候),他用这个钱去雇律师来为我服务
的阿。
我给我的lender 打电话询问,他说他们已经和closing attorney 在做诸如title exam
之类的事情了,我并没有必要但重新雇佣律师。我的agent说lender 的律师只管银行
的title exam, 并不管我。但我的lender 说包括我的。按我的agent的观点,我还得自
己去找律师(他推荐),然后重新在付钱。
不知道谁说的对?

去年10月份做的closing,closing的时候房款+地税(2014.7-2015.7)都一次性付清了
。中间不知道出了什么状况直到现在才办完手续,地税才交付成功。其中county发了两
封信给开发商,开发商都是转交给我,我又email给 attorney.
结果我有收到county的信说还欠200多,问了下由于晚交了地税,产生了200多的费用,
我又email attorney,结果人家装傻不理我了。
美国律师都这么不靠谱嘛

新买的房子快要close了,attorney突然转发seller attorney的信说seller给她打电话
地下室漏水了。 说是sump pump broken了,雪化的水进到房子有一英寸。给buyer
agent打电话,说他们已经fix了,换了新的sump pump, contract我们也没法argue了。
schedule明天中午去看一下。请问板上的大牛,这种情况怎么办,还需要再请
inspector重新做inspection吗 (不知为什么他上一次没有看出来这个pump坏了)?

I have a question regarding how we can switch from EB2 to EB3, for example,
file another EB3 I-140 based on current PERM, or do an amendment for the
current EB2 I-140, or start another EB3 case from the very beginning.
Here is my attorney response. Share with you.
It is strange that this has happened. Normally, I would say stick with your
EB-2 approval and wait it out. Switching to EB-3 only to get your green card

2 months after I moved in.
Bought a condo and was wondering how come I haven't received any
correspondences from the association and no statement for association fee
either. Called them today and they said they never received any documents
and checks that my attorney was supposed to send them right after closing.

我的经验不一定代表别人的经验,大家可以听故事,但是样本太少,还是不能保证什么。
主贴说的attorney搞黄deal,这个对attorney自己有什么好处,搞黄了他恐怕也难拿到
钱吧
如果要买的房子财产属权,边界,easement之类的有什么问题,找个花钱的律师好好把
关肯定利大于害。简单的情况,mortgage的免费律师应该够了。买房的钱里面,银行出
了80%的,它不会找个烂律师和自己的钱过不去吧。

Attorney review, your attorney should worry about it and not you. Pay
attention to agreed amount for repairs after home inspection, Time of the
Essence term, settle on appraisal value or agreed sale price.

不管是卖方, 还是买方市场, 你的合法权利是要保护的!
我现在正在帮我的客户写 attorney review, 卖方的所有的不合理条款都被我挡回去
了!前天我刚刚close一个交易, 我的客户多花了4万多抢来的。 除了价格,其他方面
我们没有作任何让步。 believe or not, 在最后closing的时候, 我以一个灯泡不亮
为理由, 扣了卖方$300刀.
有人向你推荐我, 但是, 你没有给我机会, 好遗憾!

seller加这么多正常的,都是进一步维护他们的利益,就看你能不能接受了。
如果是我,我会让他们先去拿到CO,在attorney review conclude之前。

我觉得吧,之所以你也要花钱雇律师,就是让他们看这些额外条款的,标准的格式条款
根本就用不着Review啊。
所以,逐条问你自己律师,看看是不是提的过分,对你的影响都有哪些,是不是NJ普遍
都会往上添的。如果不同意,对方因此取消合同的可能性有多大。

我这边也是我往上添了10来条,对方同意了一半,然后他们又提了10来条,然后我同意
了一半。
你说的这个attorney review完成3天之内交10%的条款,我们也有。结果我就把支票给
我律师了。然后我们进行inspection,然后再谈怎么修,给多少credit,结果我的律师
就生生拖着不把10%的支票给他们,比这个3天的期限晚了10多天,结果我多要了4000块
的credit回来。这个决定是我的agent还有律师针对这个Case仔细谈了之后做的。根据
跟我争的买家有多少,对方目前的租客马上就到期,他们房子只能生生空着,所以谈价
的筹码有多少等等。
一句话,找agent不是简简单单带你去房子里看看,找律师也不是把简单的事务性的东
西处理一下。不然的话,凭什么给他们那么多钱啊。尤其是Agent

attorney review算是做完了吧,算了,不死扣了,但是现在做完inspection,小的都
算了,但是发现还得找structural engineer 和做 mold inspection。可能不会有什么
大问题,但是需要做一下求安心。
买个房子真心不容易啊。

If there's an agent, a TREC contract is being used, there are no alterations
to the standard languages of the contract, and there are no any special
situations in the sale, then many people would not use an attorney. If you
don't feel comfortable though, you should hire an attorney.

I am an agent. All TREC forms are developed by attorney. I don't think you
need to hire attorney unless you really want to double check. Just ask your
agent to explain the contract one item by another item.

If your insurance covers both side, they will handle all the law suite
necessary. The attorney will be appointed to by the insurance company (free
of charge). They will only appoint to you an attorney only if the guy who
caused all this mess is not paying for the damage. You are likely to get a
subpoena if that guy is going to be ticked for not maintaining proper
distance when following the car in front of him. Make sure you go to the
court ontime (probably 2 hr before the schedule) and call you
