what kind of question should I ask before signing any documents besides
lawyer fee. The one I can figure out is what part he will take over

initial
fee，律师发来了起草的5封推荐信，写的太不怎么样了，基本要自己大改一遍，除了推
荐信其他事情
也没有让他们帮做，我们一直也没有修改完推荐信，工作忙活了一年多，现在可以走
EB1，想选其他
律师了，不知道之前的费用可以退回来些吗？谢谢。 |

"With respect to EB2 there is nothing more that our law firm knows at this
time than that was posted by AILA based on last meeting with DOS Visa
Control Office Chief. This is my own conclusion that dates will move atleast
6 months. Infact I would not be surprised if it will move more than that. 9
-10 months is very much likely. Thanks to USCIS for not processing cases

My closing attorney was Matthew T. Desrochers, he was recommended by my loan
agent,in which both are co-located in Stoneham, MA. Couple complaints that
people should be aware of:
1) Unresponsive to phone calls and emails especially a few days before my
closing date.
2) Solicited additional P&S review fees on top of closing cost (good faith
estimates included p&s)
3) While nothing catastrophic took place during and after the closing (thank

发帖数: 53 | 27 John和Sonja都用过。次数少，经验谈不上。John是最后closing的律师，中规中矩地做
完了我的case。Sonja帮我review了P/S,但是贷款经纪人Maria Tang/Micheal Song不给
力，找的Provident Fund太操蛋，贷款没做下来，死在那里了。最后只好换成经纪人
Matthew，跟着mortgage master做贷款，结果就不能用Sonja了。（现在才知道是Sonja
被block了）Sonja打电话问我要P/S review fee,我觉得也不是不合理，就答应给。但
是最后Sonja给了我一个选择说如果跟她买owner's title insurance,可以免掉review
fee，我于是联系John说不跟他们买owner's title insurance，可不可以。他们说可以
，我就跟Sonja买了。后来发现John重新发过来的HUD1我要多出一些钱的样子，不过觉
得不离谱，就随他们去了，也没问为什么。因为这样总体我还是省了一些银子的。这么
看来Sonja也还是有替顾客考虑的。

们提出一些蜘蛛细节的地方，一次次的他都配合着改，交流也很通畅。
然后seller做修理以后就开始有狗血的情节出现了，listing agent很drama, 动不动要
“talk to seller's attorney”，OK, john就帮我们应对，还可以，最后要到$500额
外的credit, 之间的你来我去还是有点紧张激烈的。
最后closing前一天，listing agent放出话来说final walk through就只有她有空的一
点点时间，完了她就关门走人不让我们在里面了。Totally pissed me off. 我的agent
马上和john发email, 我也followed up - 语气很坚决 - we will take the time.
john马上和对方律师联系，搞定。
closing当天，我说我不买owner's title insurance, 一分钱没涨我，当然我们的
agent在那里全程陪同应该有差。

提了要一些credit（具体不记得了）给seller那边，结果是一分钱都没要回来。看来我
们这边，我，buyer agent和Sonja都太弱了点。
你的HUD没被涨钱，我的揣测是因为closing当天提的。HUD1按规定是要提前一天给顾客
的。
就你的经验来说John也还不错。其实他律师行有很多律师，负责你的case也许不是他本
人。

Got a citation requires mandantory appearance in Barstow court.
From google, find a lawyer "Sherman Ellison" who claimes he has 90.6%
successful rate to dismiss a ticket. Require $2500 up to front payment. They
will go to court for me. But no guarantee to win. though his track record
is 90.6%.
