符合条件才算数。不是所有Fannie或者Freddie手上2009年2月前的loan都符合的。
确实不是所有银行都做这种refi的，不过，没听说只能在原来的银行做这个提法。具体
对rate的影响，要看credit score和其他因素，仅仅是LTV不说明问题。 |

去，被定义为贷款欺诈。
Fannie Mae和Freddie Mac发现越来越多的borrower不够老实，于是一旦发现occupancy
有问题，就以此为由要求银行吧loan买回去，这样银行本身就有很大损失。银行当然不
愿意担风险了，于是就变成现在这个样子了。
老实说，银行想查borrower还是很方便的，银行对Fannie Mae和Freddie Mac没啥脾气

1. Your 2nd home will be your primary due to the relocation. You will not
have any problem to get the second house's loan if you qualify the DTI. (
first mortgage will be counted as your debts too). Of course, you can not
use same broker for 2nd home, otherwise it will be treated as mortgage fraud
if you use same company since they were already aware your situation and
they should disclose.

money policy for this lender. Even the Freddie mac/Freddie mae dont
request the donor's ability to give, I am wondering this must be from this
lender's own policy.
If in this case, you have to switch to other lender ASAP ( assuming you can
not provide the document)

银行审批贷款一是要有资产做抵押，二是要确定借款人有能力和意愿定期偿付贷款
。那么具体操作起来是如何做的呢？主要是审核借款人以下五个方面的资质，即：
1.借款人的资格（Borrower Eligibility）
2.借款人的信用（Credit）和负债（Liabilities ）
3.借款人的收入（Income）
4.借款人的资产（Asset）
5.用来作抵押的房产（Collateral）

发帖数: 223 | 35 您要买的是一个Non Warrantable Condo，就是这个贷款不能卖给Fannie Mae 或者
Freddie Mac。一个Condo要Warrantable， 需要满足不少条件， 只要一个条件不满足
， 这个Condo就是Non Warrantable 的，您所说的一个Entity 不能拥有超过10%的Unit
只是这些条件中的一个。有经验的Loan Officer在Condo贷款的情况下， 首先要判断
的就是这个Condo是不是Warrantable的。如果是Non Warrantable Condo， 一般Lender
是不做的， 因为它们绝大部分贷款都会卖给Fannie Mae 或者Freddie Mac。很多
Portfolio Lender (自己持有贷款不卖掉的lender）也不做， 因为Non Warrantable
Condo风险较大， 只有少数Portfolio Lender 会做，利率也会相对较高。在这种情况
下找一个有经验的Loan Officer 尤其重要。 |

有一点需要注意一下（不过一般不会），如果现在的小房子刚刚refinance过且close之
后不到6个月，买大房子最好不要找同一家lender，因为现在的lender大部分都会把贷
款卖到Fanine Mae或者Freddie Mac去，同一个lender短时间内不能在Fannie或者
Freddie那里有同一个人的两个自住屋的贷款申请，否则lender会被要求把贷款买回去。

发帖数: 1184 | 37 这个问题稍微复杂点（不分在哪个州），一般的银行办下来的贷款都会卖给“两房”-
Fannie Mae或者Freddie Mac而很少会自己hold。如果您的申请已经在今年11月15日或
之前提交，且不是jumbo loan（大额，一般大于$625.5K)，那么银行只会要求看一个月
的statement，故一个月之前有大额转账没事。对于11月16日以后提交的申请且最后银
行卖给Fannie Mae的话（Freddie Mac不要求），现在一般需要看两个月的bank
statement且需要解释大额转账，如果已经开始，您可以问一问loan officer贷款是不
是走的Fannie Mae，然后讲一下自己的concern。当然，如果确实比较麻烦，可以等到
这个月底新statement出来了再提交，这样一来就规避了上上个月的statement。两个月
的statement是final approve之前提交就可以了，不是说一开始就要给。

house loan。卖出去的loan包括绝大部分conforming loan，从SFH到investment 4-
plex，这种loan必须遵从国家FMN的要求，手续繁杂，银行也没办法，underwriter们盯
的紧。除了符合国家要求以外，银行有时还会自己加一些保险措施，比如wells fargo
要求investment house 要有35%downpayment。Fannie／freddie现在允许一个人10个
loan，所以应该是所有银行都执行的。
in house loan包括很多jumbo loan，各个银行自己掌握，比较松一些。两年前很多大
银行现金特多，使劲push jumbo loan，所以jumbo的利息有时候比conforming还好。
investor搞loan，个人体会，最重要的是找到一个给力的loan officer。因为有很多房
产以后，你的portfolio比较复杂，尤其是报税时，最大限度利用各种减税条款，使得

finance the U.S. housing market, a top House Democrat said Friday.
