The real reason is "Fannie Mae and Freddie Mac".
When a bank gives out loans, they can securitize the loan to sell to Fannie
or Freddie.
Fannie and Freddie is sponsored by the government. So it means, the bank can
transfer the risk to Freddie.
So why the bank should care how safe the loan is? Just loan to anybody, and
sell it to Freddie.
So let's say the government encouraged the sub-prime loan by provide

发帖数: 426 | 11 Queen的Greatest Hits I是听的比较早的英文专辑。记得听歌的场景:晚上四五十个同学上某种
化学课（的课前？），我坐在倒数第二排，看着单恋坐在前二排，有说有笑。随身听里放着借的这盘
磁带，Freddie Mercury的声音有魔力，真的魔力，愉悦我，麻醉着我的痛。
现在为了写这篇，重新来听，发现最喜欢的竟也都是Freddie写的，他是Queen的灵魂，虽然四位成
员写的歌都有入选专辑。那首赛事上常用的We will Rock You，是吉他手Brian May的作品，两
分钟正的歌，前一分半是Freddie的清唱撑着，加上点鼓声，拍手声，极简的和声。Freddie的声音
已经几乎空前绝后了，但别的成员的各种贡献，包括对Mercury写的歌的，也不容忽视。Freddie自
己的专辑，配乐简单，程式化些，我对它喜欢程度不如对Queen的。
下面提几首最喜欢的就是Freddie写的。

2013 however that figure is not a good way to measure company value. The $84
billion is largely driven by the recognition of deferred tax assets, a one-
time event rather than a recurring one. A more accurate picture would come

1. sell pooled loans to fannie/freddie. sometimes called warehouse loans.
The bank is looking to sell with premiums. The bank may or may not service
the loan. if it does, it will pass any prepayment on to fannie/freddie and
to MBS investors. fannie/freddie are accountable for any defaults. Or the
bank may securitize loans and sell to investors directly without sending

，到现在的4.0 level，什么level都打过了。
在4.0的单打比赛中，如果遇到这人，估计自己只能死翘翘了。但他怎么还能在5.5
level里面混，又在今年1-2月份的4.5level里面混，4场4.5的Singels全都赢了。这种
人，还能在4.0的里面混. 是隐藏的好？还是4.0的里面没人去complain？

Anybody know how mortgage company (eg provident funding) and Freddie Mac/FNM
make money in this transaction?
My loan is 5/1 arm 0/0. The mortgage company gave $7000 for closing cost.
So it has to get more than $7000 from Freddie Mac.
But if I refinance in 4 months, Freddie Mac will net-loss $7000. |

1， 你这种情况是Conforming贷款， 贷款银行基本都是打包卖给Fannie Mae 或者
Freddie Mac，Fannie Mae和Freddie Mac 对Front end ratio都没有要求。Fannie Mae
对Back end ratio 的要求Guideline上是45%， 但是有是综合别的条件很好的话， 50%
以下也有可能approve。 Freddie Mac 在guideline上对Back end ratio 没有要求，
但是以我们最近的经验也是50%。
2，所谓的Front end ratio是一些贷款银行为了更好的保护自己在Fannie Mae和
Freddie Mac的基础上加的要求。对于conforming 贷款， 现在有些贷款银行对Front
end ratio 没有要求， 有一些要求41%或者以下。你所说的28%，36%等， 对
conforming 贷款不apply。以前subprime贷款很多银行有这样的要求， 现在很少听说
了。

的， 所以你的贷款的Owner是Fannie Mae 或者Freddie Mac 其中的一家。举个例子，
就算是你和Wells Fargo直接做贷款，而且一直向Wells Fargo交贷款，一般情况下你的
贷款也已经被Wells Fargo卖给了Fannie Mae 或者Freddie Mac，Wells Fargo只是你的
贷款的Servicer，就是他们收你每个月贷款payment 的0.25%－0.375%手续费，然后把
剩余的payment forward 给Fannie Mae 或者Freddie Mac。我们平时看到和听到的很多
所谓卖掉实际上是Servicer的转换，就是你的贷款被从一个Servicer卖给另外一个
Servicer，实际owner不变， 所以你贷款的term等也绝对不会变。而且就算你的贷款被
从一个owner 卖给另外一个owner，你所有的贷款term也会和你settle时签的Note上的
完全一样， 不会变。所以请放心。 |

Mac，如果是Fannie Mae的话需要2个月的statement，可以采取以上各楼所说的方法，
如果是Freddie Mac的话，他们只需要最近一个月的statement，利率差不多，所以如果
说可以走Freddie Mac的话就走Freddie Mac吧。 |

at 3.88%, down from 3.9% last week, according to giant loan buyer Freddie
Mac.

rate 和 point 是互相转换的，比如如果今年可以做3.75% 三十年fixed的, 明年你做三十年fixed的只能做4.0%或更多，你明年要做3.75%你就得付一个point,那明年对四十万的loan的refinance来说确实是$4000. 但你不是非付不可，你可以选择不付，拿高一点的rate. 不像必须要付$4000的税那么吓人。这四千块税的说法有没有link ?
不过现在rate可是自从有贷款利率的记录以来最低的，要refinance还是快做吧。
