我们这儿 Conforming loan 的limit 是450k，如果只贷450k的话， 假定30 years
fixed-rate 是3.5%。 但如果要贷500k的话， 就变成jumbo loan 了，假定jumbo
loan 的 30 years fixed-rate 是 4.25%。 如果以后不refinance 的话， 那这
30years 一直是付 4.25%利息吗？ 还是付了几年mortgage 以后， 等loan 的本金变成
450k 以下以后，我的rate 就自动变回conforming loan 的 3.5%呀。 如果是前者，
那贷jumbo loan太亏了。 有人知道jumbo loan 的具体怎么操作吗？ |

了 (60万 – 12万downpay=48万,超过41万7就jumbo了吧).如果在还有余钱可以多付
down pay的情况下,需不需要尽量避免jumbo loan啊?毕竟30年fixed rate, jumbo会高1

conforming是在4.375%到4.5%左右。另外Jumbo的Loan需要Investor先approve才可以。 |

率大慨是5%左右，还需要差不多6万3的贷款，这6万3算JUMBO LOAN么？
问题是：
1）现在JUMBO 还好贷么？
2）关于JUMBO LOAN，我听到两种说法：
A。前面的41万7 是一个利率，比较低，5%左右 30年FIXED.后面的6万3是另外一种利率
，稍微高个1%-2%，7%-8%左右也按30年或者15年，或者更短还完。
B。所有的48万贷款全部算JUMBO LOAN利率，所有都按比较高的7%-8%算利息。。
请问有清楚的筒子帮忙给指点个迷津？谢谢啦：） |

于普通贷款.
而且不同的county,定义Jumbo Loan的limit也不一样,像VA的Arlington, Fairfax,
Loudoun, Prince,william, Stafford, Warren这些county,loan amount超过$625,500
就算是Jumbo Loan.
不同lender对这种loan的叫法不完全一样,比如:
PF---称之为Jumbo Loan
SunTrust---称之为Key Loan
UWM----称之为Big&Easy Loan |

m/l: 大小合适，就是装不了什么东西。
jumbo: 平时最主要的就是个ipad，我看了下尺寸，貌似jumbo也装不下的说，而且在身
上会不会显大了？因为是淡色，会不会显得更大，我不高。
chanel涨价那么离谱，我觉得这个可能是我未来两三年里面唯一能买的了。既然这样，
买个jumbo,大点，省得将来后悔说包买小了。
大家给点意见吧，纠结死了。有两个size的好心人帮忙比较下，jumbo能比m/l多放多少东西。

发帖数: 6806 | 11 N16的jumbo frame没用, 因为没有驱动. 所有BCM471X的, 蕃茄好象都没有驱动.
jumbo frame是千兆有线网的概念, wifi没这一说.
家里LAN的jumbo frame不需要经过router, 所有支持的设备连在一个支持的switch上就
可以了.
但是所有的网卡都需要打开支持, 包括网卡驱动的支持和OS的MTU支持.
你一拍脑袋设一下N16就想用jumbo frame, 想什么呢. |

high balance的rate很好，如果是jumbo了的话，rate是不行。
从节省利息角度，当然15年好了，但要考虑还款压力。不过LZ借jumbo loan，想必银子
还是足够的。20年不是popular的program，rate只比30年的低一点点。 |

740 和760的pricing不同), loan amount(1M以下 和1M 以上不同). 所以一般我不发布
jumbo loan的rate. 具体case具体quote比较准确.
很多lender都做 Jumbo loan pre-approval.
