世纪初，当开发商开始将条款纳入租赁合同，地租价格便随之水涨船高。
自2017年5月11日开始，在90天内中国买家（包括中资和港资企业）在伦敦购买的房产
，耗资超过了36亿英镑，按当时汇率计算，合计高达约317亿元人民币。
近年来，中国人纷纷远赴海外购买房产，首选当属英国、美国、澳大利亚、加拿大等国
家。对于欧美房地产，注意到好些中国人有个误区，就是以为，只要在欧美购买了房子
，自然而然就拥有了土地。
而实际上，在欧美买入的房子可能是“Freehold Land”（完全拥有地权），也可能和
中国一样属于“Leasehold Land”（土地租赁权），即屋主只是租借了该土地，并非真

you have done. The leasehold on your lease is the duration you committed to
rent that house.
But most of landlords are reasonable with such scenarios. The normal
practise is if you can find someone else who is willing to take over your
remaining leasehold, they are gonna fine with it.
If you can't find anyone, you may lose your security deposit for sure and
they have the right to sue you (of course, it's not very common). |

发帖数: 5892 | 15 大温哥华的平均房价大概是100万加元(大约640万人民币)买200平米的房子(两层，上下各100平米)，占地(连同院子)面积大概是700平米左右。温西(UBC大学附近)和西温(west vancouver)靠近海，房价贵很多，大概300万。如果临海(water front)，那就更贵了。同样类型的房子，在东部卫星城市可能只有50万。
最贵的是北温哥华的房子，上千万加元一套。
可见不光有海景，还有悬崖峭壁。可能这样安全吧。
有的房子，可以从车库把游艇开进大海。还有点房子有私人沙滩。但是没有卖，那些房子可能更贵。
大温哥华有便宜的房子吗?也有。温西有40-50万的房子，看起来和其他价值300 万的差不多，但是它的地是别人的((leasehold))，每年要交租金大约每年7000加元，其实也不多，大概是其他房子物业税的2-3倍，等于多交一倍多的物业税，最大缺点是房价升值没有份。
更便宜的房子叫移动房(mobile house)，这种房子便宜的令中国人羡慕。见下图：
一万多加元，便宜的不到10万人民币。

freehold/leasehold要到land title registration office去查，一定要做个title
search,make sure签合同的人确实是这个property的owner.
你去查之前应该有一个seller的授权书，授权你可以查这些。
oil tank你最后找home inspector的时候可以查出来的。 |

整个房屋没损坏就表明我住在那儿没有造成任何损坏，但她没有把deposit退给我。

ＴＩＮＧ ＬＥＡＳＥ的合同有ＲＥＮＥＷ ＯＰＴＩＯＮ，是应该包括合同延期年限计提折旧
的，这一点我很肯定，因为工作中遇到过，我老板拿ＦＡＳＢ去和审计师争论成功的。但是模拟
题很确认是不包括可以延期的年限的。
如果考试遇到此类问题，你们会如何选择呢？？？ |
