1: 3,353 square feet with a finished bsmnt with bathroom , 4 bed, 3 1/2 bths
, main floor office and 3 car gar. 620K
全部木地板, 面积大. 不喜欢的地方是整个房子内部维护不太好, 厨房是那种白色的柜
子, 水池也是白色的,显脏, 我非常不喜欢, 所以搬进去, 可能想换掉又要花钱.但地下
室是比较好.还有很多阳光近来.主卧在车库上, 担心冬天很冷.
2: 2837 sqare feet with unfinished bsmnt, 4 bed, 3 1/2 bths, 2 car gar,
nicer kitchen cabinets. 580K
这个小点. 内部维护非常好, 厨房什么都是UPGRADED, 我非常喜欢. 以后可以慢慢修地
下室.
如果图省事, 我就想买2, 而且便宜点. 但从长远那看, 可能1 更好? |

local小builder，在同一个community现在有3套房子
一套自家住着，2009年的房子，但是随时可以卖，另外两套刚刚建好,我们看中的是这套
目前他们住着的房子，他们以后会搬到刚建好的房子其中一套里面，另外值得一提的是
，builder的lp也是做realtor的，这个房子现在没有on market，是因为我们的agent认
识这个realtor，所以带我们去看的
这个community上半年卖出4套房子，成交价格在listing price的93.5%-97%之间，buil
d year最老的是2002年，最新的是2005年的
我们现在看中的这个里面的装修比那几个好一些，比如是hardwood floor，其他几个都
是laminate，比如都是stainless steelappliance，比如有3.5 bath，其他是3bath，但
是finished面积比已经卖出的都小一些，还有几百sqft unfinished basement，总面积
加起来差不多

发帖数: 706 | 5 仔细的跟小区的别的房子比较了一番，把我们的房子square footage估高了，lot size
，square footage跟小区同样的房子对比，property value要高好几万，我打电话去问
，说我们买房子的价钱比他们估的价还要高4千，我说那你看别的房子，估的价都比他
们的买价低1万到4万，再看lot size也比别人小或差不多，我们还是unfinished
basement，bathroom也是最基本的2.5，想来想去也不应该property value要高那么多
。。。
然后就说1月份可以申请重估，然后6，7月份有啥hearing，听起来貌似挺多事的，值不
值得费劲去弄呢？别的相似的房子，比我们要少个700多1000多一年，我就怕不要到时
appraiser不高兴，就给我们估高，因为我们买房子，银行请的appraiser估的价比我们
的买价竟然还要多2万。。。。他比的是跟我们同样的floor plan的房子刚卖出去的，
我们如果要换成他们同样的装修（比如tile，木地板啥的，起码要多花1万到2万）那些
房子tax value还都比我们低很多。

要和相同地方的比较的。如果在加州甚至美东肯定都下不来。
车库上的卧室肯定是缺点，但还好不是主卧，所以可以忍。high ceiling好像很多人都
喜欢，但是我们没有住过，所以想问问有没有类似格局的，不知道有没有什么缺点（毕
竟房子自己住着舒服最重要）。
房子如果下来，要换地毯换地板，重新刷墙（short sale状况一般，很多小毛病），很
多要用钱的地方，所以不打算加钱了（agent也这么说，话说我们这个agent还不错）最
后看结果吧。 |

颜色的.还没开始刷想确定一下。我记得refinish地板的视频里面是先stain然后finish

insulation, 卫生间的水管都有的。 这是个半地下室，两头都有窗户， 刚好在地面以上一点。

2. 去看一下model house, 如果也是这样，设计既是如此，怪你买房时没看清，
nothing you can do.
3. Since it "passes", the builder will not do anything。
BTW, you are dealing with a company with hundreds of lawyers. You cannot find any loopholes in your contract. There is definitely something in there that covered unfinished garage. Just you didn't notice.

You should try not to think about the noise from floor since I don't think
there is a good solution for it and you will get use to it.
With that said, let's talk about the problem you have. The noise is most
likely from the subfloor instead of the hardwood floor. Someone has posted a
link talking about how to fix it from below. If the noise is on the
first floor and you have unfinished basement, you can try these

feet $20+。Glue down 没有你说的那么可怕， 我家1500 sqft 基本是我一人铺的，那
个胶抹一条粘一条地板，不要多抹，可能会有一些多余的胶，第二天用水擦可以很容易
就擦掉，其他时间稍微长一些的我用goo-gone 也可以擦干净。 |

功课，后院大小正合适，车库正和心意，屋顶挺新的，6年前换的，学区不错，一个9分
一个10分的都在步行10分钟的距离。2.5个bath，但是一个full bath在unfinished
basement，我觉得基本可以忽略了。。。listing里写4bed也是扯淡，把finish attic
也算进去的，最多用来做storage，所以也就只能当做是3bed，1.5bath。下offer前，
跟我们的realtor研究了附近的comps：
同一条街上的一个车库的，4bed，1.5bath，asking从31万5跌倒30万，上个月出售，成
交价27万5；
几条街外的一个车库的，3bed，1.5bath -- asking从38万5跌倒31万9，2月底以31万成
交；
几条街外的两个车库的，正宗的4bed 2.5bath，有个master suite，asking39万跌倒34
万，2月成交价是33万7。
这三套的内部就比这个小黑屋要新很多，而且basement都是finished的，这个小黑屋的

买来是pre-primed, unfinished.看上去似乎只是前后表面primed, 侧面都没刷好，锁
孔截面看core是particleboard, 表面是纸板？
这样的门，不能直接装上用吧？网上查了下老外都会专门分几步砂纸打磨，重新prime,
然后刷漆，最后coating。问题是我是租房，一个人没有条件搞这些。可是我又很担心
这种裸门如果不刷漆，不用polyurathane等seal, 会对人危害很大，因为particle
board的甲醛。另外网上也说must seal all 6 surfaces.是不是就是说这种们不能直接
用呢？
请问有没有人直接用这种不刷漆的便宜门的？求教。 |

没有Menard, 需要local pickup, 货运的话太贵。

should't people nail something into a stud? Most of the inlets/pipes are
close to the floor. In my case, 80% of the pipes are installed along the
ceiling in an unfinished basement. I don't see any reason to damage the
pipes, unless you have a sunken foundation or fallen wall. In those cases,
you have bigger things to worry.
imagine a second that your carry-on vacuum recirculates the dirty air back
