标 题: 请教各位房东/地主买保险和选择房客的问题

是个townhouse，自己一直住，但是工作原因要搬了，准备把这个租出去，现在有两个
问题
1.作为房东的话，需要买landlord insurance或者umbrella insurance吗？
2.选择房客，因为房子是在大学附近，目前有些中国学生有意向，我比较倾向租给new
graduate student，觉得容易管理，但是新生刚来没有SSN，怎么做背景调查或者收押
金确保不赖账呢？

发帖数: 43 | 3 Umbrella insurance is the way to go because you get quite a bit of coverage
for relatively little cost. Grad students are probably better than
undergrad students, who typically do know how to take care of themselves,
much less about your property. I wouldn't worry about SSN and background
check for this type of demographics.
If you're considering other type of tenants, then credit and criminal
background check is almost always necessary. I wrote an article on this
