reason: tenants are more neglect in taking care of properties. Depending on
your policy details, you are running the risk of the insurance company
declining your claim if you don't update it with landlord insurance.

I also recommend that you buy some fire extinguishers and install in the
house (most importantly the kitchen area).

I don't have personal experience as a landlord, but according to what I read
, insurance companies may deny your claim as homeowner insurance is only
valid when you live in that house. Even if you don't rent it out, but you
keep it vacant instead, you will have a different insurance premium because
such houses are considered at-risks.
It is also a good business practice to educate the tenants about their
renter insurance op

require renter's insurance, because I figured that for our
life style, we wouldn't go for the insurance if not required.
Therefore that becomes a complete hassle.
When I first arrived in Seattle 2 years ago, about 50% landlords
require renter's insurance. Last year none of the places we
visited require it any more.

an LLC and hire someone to manage your rental property, if

not be cost effective to form an LLC. Because you will then have to pay LLC
fees every year and deal with all the paperwork. It might be worthwhile just
to buy landlord insurance (which protects you against fire, flood, theft,
etc) and buy umbrella insurance (which protects you against lawsuit claims).
If the rental business grow, then you want to isolate issues on one
properties from another, LLC is better as it is also

least 50w. My insurance company is statefarm, the landlord insurance premium
is cheaper thn home owner insurance. But the latter one qualifies multi-
line credit, the landlord doesn't.
