escrow close although it is no-point no-fee refinance. The broker can not
cover the closing cost at the close time, but broker can give the money back
to borrower after the close. The agent said it is new policy.
Is it true? |

costs at the time of closing. |

一些情况下，由于全部或部分的closing cost需要客人预付，客人难免会觉得不够踏实。可以让broker写个email什么的confirm一下，留个证据。总之，只要客人的利益可以保证，依然是no cost refi就可以了。 |

在楼上说的在closing时全额扣除的no cost refi存在，不过各有利弊。
实。可以让broker写个email什么的confirm一下，留个证据。总之，只要客人的利益可
以保证，依然是no cost refi就可以了。

发帖数: 9308 | 5 总的来说，现在还可以做No Cost Refinance，没问题。但是由于4/1以后的新Rule，以
及各个Loan company和Lender签的不同的合同，导致各个Broker在处理的时候的方式有
所不同。可能有些Broker是在Close的时候，不用客人付钱，有些是事后退给客人。但
是Overall，No cost refinance means no cost，客人是不用花钱的。

发帖数: 2712 | 6 今年4月开始实行了一个什么劳什子法案，专门针对broker loan，伪装成保护borrower
利益的样子，结果成为了各个银行提高收费，提高rate的理由。
理论上说，适用于全联邦的broker。
不过，不适用于lender或是correspondent lender。像我们，也只是一部分loan不得不
遵守这个法案的新规定。
