相差却很大,想上来问问, 每年的property tax 到底是根据什么来算的, 如果买下来的
价格和另外2个房子的价格一样,我今后要交的税是不是也和另两个房子的一样?还是象
现在这样相互差别很大?

Your property tax is based on your estate assessment. Your estate assessment
is based on the market value. However what is the market value could be
tricky depending on how fair/nice your town is. But when you purchase a
house, it is a much easier to fight this batter, since your market value
will be the sale price.
there is a certain open period each year for you to submit the application
for adjustment. Some towns will do it automatically, some towns(as my town),
the owner has to do that.
All those information, you can get it for one visit to your town assessor :

价定,之后每年都会调整,上限是 a/v +2%。遇到这近年房价大跌,a/v 也会相应下
调。就算你买一个和邻居一样大小的房子,两者的 property tax 不一定一样。邻居的
房子可能是20前买下的,即使每年+2%,a/v很可能比市价要低,而你现在买房,a/v
和property tax 会比较高。

说,假设我20万买下房子,无论买哪一个,只要是20万成交,交的房产税就是一样的?
如果是基于房产估价,那么就算同是20万买下的房子,交的税却有可能完全不一样?
最近我看的3处房子,售价都一样,但其中我最满意的房子,去年的房产税最高, agent一
会儿说这样,一会儿说那样,我看他也没搞明白,只是糊弄我 |
