get the place when there is another offer 1k higher than urs.

Plan），我这个价格是参考邻居的（而且比他们大约低3000）。 |

change agent.

一般就是直接砍10%, 然后等卖家反应。
每个卖家的情况都不同， 代理是不知道的。

hardwood floor with seller agency's fee included.
As the seller of the house I am interested in does not have agency, I deduct
7000 the agency's fees and 10000 hardwood floor. The offer should be 230,
000. I further lower it to 226,650. |

just 2 months ago. The seller didn't compromise at all due to no agents. I
was offering 5%+ over asking price, but still lost.
of course, my local market is probably different from urs.
if u really like the place, bump ur offer a bit. otherwise, just wait.

问谁都没用。特别是当有竞争的时候。
但如果给太低，卖家会觉得你不serious.
会有点负面的。
