我觉得你这个agent真的是seller那一边的,这么pushy,居然跟你算月供多多少不算什
么,这跟那些car salesman有什么区别?跟你的agent说,如果ta肯帮你出这每月90刀
你就提价。
不要以为熟人介绍的就会为你着想,我看过相反的例子。我猜你们大概表现得太喜欢这
个房子了,而且ta成功地让你们从550k升到570k,所以你的agent跟sell,还有seller
的agent就觉得还能从你这里多榨出点血来,我就没见过buyer agent跟seller agent那
套出那么多详情,一套套的跟故事似的,一般出价、还价都是心理战,哪儿那么容易就
给出底线来?!所谓“底线”就是做套等你钻呢。
跟你的agent说,你们雇他是希望他能够跟seller方面negotiate hard to get the
price YOU want, not the price the seller wants,如果他做不到你们不排除另谋他
人。如果nj允许dual agency的话,说你们会直接找seller agent,seller agent有双
份可赚,绝对会说服seller帮你降价

We are still waiting for 15 yr fixed 3.875% no cost, jumbo. 4% was reached a
few times, but it just does not go down any further. Hopefully soon.
Thanks for the agent you recommended last time. She can't do DC, but
recommended someone else who is also good. :)

情况:新房明年才交工,neighbor的房最旧也是07年的,08年那会儿类似户型价格还要
贵不少。
缺点:
-上下班堵,HOA很贵,1800sqft左右,单位面积价格高$288/sqft
-assess value只有48w多,附近户型也都低于售价!这是啥原因?地不值钱?
-另外查到旁边building两套大不少的类似户型 (2000+sqft)08年的房,还带好多
options
今年只卖了550k出头。跟这个叫价之差3W多,但是大了不少还省得装修。
-因为是新房。跟builder讲价感觉很难,可能list price 1%-3%off就不错了。查不到
相同户型的往年售价,builder跟county好像有agreement没公开
优点:
学校还可以,社区较新,好像builder叫toll brothers,他们自己说不错。没了。。
