borrowing under control, the Institute for Fiscal Studies (IFS) says.

Let us say: the house value is $200K, I put 40K in down payment.
Can I take a mortgage mucher higher than 160K (=200K-40K), like 400K for
example?
If yes, is there any additional charges for the higher portion of the
mortgage?
The interest of mortgage can exempt for federal tax. So maybe it worth to
use the extra money to do some investment, like stocks, bonds, et al.
Anyone have some experience about this?

I think so. Also trade more frequently inside Roth and 401k than
regular investment account to take the full benefit.

Why 30 year treasury bonds yields more than agency bonds?
Current yield for 30 year treasury bonds is 4.81%
Fannie Mae’s current-coupon 30-year fixed-rate mortgage bonds is 4.56%.
It puzzles me. Is it that leverage can be used to buy agency bonds but not
treasury bonds?

Vanguard S&P 500 ETF (VOO) and Vanguard 500 Index Fund Admiral Shares (VFIAX
) have the same expense ratio (0.05%).
Are my following understandings correct?
(1) they are equivalent in a tax sheltered account (e.g. IRA) for long
term investment (e.g buy and hold for >5 years). Although ETF will suffer a
tiny disadvantage because of buy/sell spread and Premium/Discount spread.
(2) In a taxable account, ETF is more tax efficient even for long term

Why I have the same impression that ETF is more tax efficient?

Does anyone have experience with the assessed price of property, I purchased
an REO house at the end of May and the L.A county office assesed the value
of the property 15% higher than the purchase price and want me to pay
property tax based on it. I heard people saying you pay property tax only
based on purchase price.

Just got the tax bill after calling them. How many bills did you guys get? A
regular one and a supplemental one? I got two supplemental ones and one of
them is for year of 2008?
Also the taxable value is 50k more than what we paid for the house. Any
suggestion? I will call and come back to update this. Just want to know if
there is anybody with first hand experience.

and i think paying $28000 more in 7 years just for that insurance is not
wise.
Think about this economy. If the interest rate can go back to 8%, how
fabulous
can the housing market be!!! I don't see that coming anytime soon. And
remember, you can always pay back when you want. I don't have the number

just for people around me, 90% of the mortgage that Chinese do won't stay
more
than 10 years. Then why even bother fix for 30 years.

这个只是个Estimate,Mortgage company不知道title insurance是多少钱,也控制不
了。只要你选定了房子,Listing agent就会指定好title insurance company的。还有
,如果是在加州的Regular sale,Owner's title insurance是Seller付的。

Read my closing estimate carefully again and found an interesting thing: the
selling agent took more than the listing agent?! And the total commission
is not 6%, but something like 5.5% with the asset management took 1% and the
listing agent took only 2%. The share for the selling agent is the largest,
2.5%. Is this common? Before, I thought both side should take 3% or equal
share.

No point no fee refinancing just indiates that all of the closing cost will
be coverd, yet you have pay at least the following if your loan is closed
this month:
1) Jan's interest
2) 2nd property tax due on Feb 1
3) Impund account if you have one
If the new loan amount is a little bit higher than existing lien, you could
ask your agent to adjust it, or use it to pay the above mentiond fee so you
could bring less money into escrow.
