100) 和real estate taxes (500). 请问这个都是啥费用呀。网上好像说如果买了home
insurance 这个hazard insurance 就不用买了，对吗？ 还有这个real estate
taxes 好像也不是property tax？ 那位大牛解释一下。。，这两天就要签了。。，可
是这两项费用不少呀 |

real estate tax 就是property tax。 不确定理解的对不对，，大牛们解释下。 还有
他们那些价格时怎么算的呀，有整没零的。
还有下面是agent 给出来的收费表，觉得很多都不需要付的。。，大牛们帮忙看看
appraise fee 500
credit reporting fee 50
processing fee 1000 （垃圾收费？）
escrow fee 400 (seller should pay for it 对吧)
title insurance fee 1200 (buyer title??)
notary fee 150 (垃圾收费？)
owner’s title insurance 3000 (seller should pay for it, 对吧)
recording fee 200 (垃圾收费)
transfer fee 3000 (seller should pay for it， 对吧)
daily interest charges 870
others from GRE block1 4972.50 (没找到出处)
others from GRE block4 350 (没搞定是啥， 没找到出处)
还有这些数目加起来和agent说的total number 对不上呀 |

In Southern CA, seller normally pay only home owner's insurance and transfer
tax, and their portion of escrow fee. Since I don't think you shop around
for your title and escrow, you are expected to pay (mainstream) market rate.

hazard insurance指的就是homeowner insurance。
property tax是否被称为real estate tax...如果是在Truth-in-lending上看到的，那
么就是property tax。 |

还有一问题。。，loan agent 报的rate出奇的低，3% 30 fixed, 而我和ld的credit
score 都才710, 总收入20K， 问了几个人都说too good to be true, 不知道到时
loan agent 会怎么设计坑人呀。。现在心里很不踏实呀, 距离loan contingency 只有
一个礼拜时间了

发帖数: 45 | 9 问了agent， 说是笔误，应该是arm, 而不是30fix, 在错的选项打错x了。。 不过fee
还是很高，下午和Agent在谈谈那些fee可以免掉 |

发帖数: 9308 | 10 Agent那里可以控制的费用很少，就是underwriting fee加上appraisal，其他的都是
escrow和title公司的费用。
