lz的第二个问题：“如果lease完keep住，这样算下来比直接financing买要贵吗？”
这个问题是我，也应该是很多人最关心的一个问题，根据我从网上得来的信息，我的答
案是：贵！而且贵不少！
1.leasing比financing要多付一个“acquisition fee”也叫bank fees，这是lease
company收的，跟dealer没多大关系，免不掉的，大概$750，车出门之前一次性交付;
2.leasing比financing要多付一个“Rent / Finance charge”，这个是我以前不知道
的，以前我以为customer主要支付车辆在lease期间贬值的那部分就可以了，原来这个
Rent payment也是个大头，是用来补偿lease company把新车借给你开所带来的风险以
及购车款不能及时回笼所带来的投资损失的；
Rent / Finance Charge = (Net Cap Cost + Residual Value) x Money Factor x

比如我选的车价值 56000， lease它，之后三年就是每个月付560，
按照dealer的说法，我怎么做比较好，还是没有差别？
我的理解是 ，如果我不roll those into the deal那我就是提车的时候， 付
acquisition fee还有第一个月的payment, 如果我roll那他就是要把acquisition fee
算入monthly 这里面有动手脚的可能性么？

几个月前，想买房子，去了一家open house，碰见了这个agent，之后他就开始带我们看房子。其
间也感觉到他不是太能干，提不出什么建设性建议。临到make an offer时，也担心他的
negotiation 能力，但是感觉他还是很卖力的带我们看房子，也挺辛苦的，于是希望让他能挣些
钱。虽然有些心理准备，可是negotiate过程中，真的感觉他太不能干，而且太偏向seller，几乎
就是seller agent的传声筒。从没有见过什么counter offer。最可恨的是后来竟告诉我们
seller的要价竟然高于以前希望的。终于受不了了，决定换agent。
从本版以前的讨论看到，说不能随便换，又保护条款。像不能卖前一个agent带你看过的房子，协议
过期后六个月还有效，等等。我现在就是想请教各位：
1。是不是我的协议过期了？（实际上这里有个小插曲，11/21/2010 实际上是我们递offer 的日
期，这应该是agent的失误）
2。 是不是我马上就可以找另一个agent了？
3。是不是我们不需要付任何违约金？

也就是说如果原始loan是1m的话，还是1m的limit
只要refinance成1000001，就立马改成750k？
我的理解是cashout refi以后，还可以有limit，但是这个limit不大于之前的
acquisition indebtedness。
也就是如果一开始是900k，再cashout，那也只有900k，但是不是750k
这里主要的问题是“incurred”怎么理解？对于purchase很清楚，对于refi和cashout
refi呢？
没有看到任何地方提到“不能超过原来的”，“不能cashout refi"云云
