突然间蹦出一堆毛病很郁闷,尤其是查不出来为啥漏水很烦。
一个多月前刚换的新米其林轮胎路上上礼拜突然爆胎，大雨天里换备胎还得用气泵打气
什么的搞得很狼狈。第二天送dealer换胎，还好轮胎warranty cover. 但是下午取车发
现漏水漏得淅淅沥沥的（当天没雨，应该是洗车的水），Cup holder里面都积水了。但
是第二天早上在暴雨里开了一个小时也没见漏，送dealer后据说在洗车间来来回回走了
8遍也没见漏水。查了drainage说没发现问题，下次注意把sunroof关严，留下一堆黑手
印走了。尼玛难道头天的漏水是幻觉么？ |

In NE, there is one more hazard - frost heaving. Simply put, the frozen soil
will lift up the house if the footing doesn't reach below the frost line. I

footing is set on solid rocks, that's the best case to prevent frost heaving

An ugly truth is that most sump pumps are added after the fact that the
basement is found wet. If they had known it earlier, they would've done
better drainage outside.
At least give it a year to see whether you need to a sump pump after all. |

to make sure bother sump pump and backup sump pump both in good condition
constantly.
There are ways to improve the drainage on that side of the house. Only an on

Improving drainage is more desirable. Sump pump can remove the water in your
basement, but the hydrostatic pressure is still on your wall, along with
the humidity, it can does a number on your cement basement. |

there is too much hydrostatic pressure on the wall.
Essentially, the root cause is that water builds up outside your basement
wall. To address that, you need to lay down some drain pipes, to the depth
of the footing (well, at least deeper than the bottom of the crack.) That's
not something easy like French drain, it's serious digging which must done
by heavy machinery. You better get a quote on this project, and see if thi |

Check your downspout and grading. Add French drain and/or perimeter drainage
. If there is no ready storm sewer, you might even need a dry well. |

发帖数: 313 | 36 春天化雪，很多房子的地下室都会有漏水的问题。尤其是两类房子，一是新房，因为地
基周围的土很新也很松软，水很容易顺着房基向下达到地下室的地平，如果地下室的
drainage或者sump pump不好，就容易漏水。还有就是老房子，防水不行了。
偶的问题属于第一种。由于是银行房，as is，只能自己修。找了好几个专业做防水的
公司，开价上万。甚至有公司建议把地下室周围的土挖开，重新做防水。和这些公司扯
皮，虽然浪费了很多时间，但是交谈中偶也多少学到了一些。后来决定，一步一步，从
易到难来解决漏水的问题。
首先，换gutter。由于偶房子太大，gutter又太小，屋顶的水来不及排，都流向地基了
。换了专业gutter，然后重新连接了downspout，把水引到排水沟，这个问题解决了。
然后发现，虽然不大量漏水了，但还是渗水，尤其是雨很大的时候。
于是，重新改了房子周围的gridding（至少千分之三），把地下室周围的土垫高。在这
之前，偶还在地基周围紧接着房子铺了一圈水泥，宽度1尺。由于水泥不防水，在水泥
上刷了tar。然后在水泥外做了french drain，把多余的水引走。这样水就不会直接 |

来帮我们施工install the drainage system，真是感动极了，真是个好人啊，赶紧来
推荐一下。为了我家这事人家都来了三次了，车程每次都是一个小时呢，实在不好意思
，要给钱，人家还不要，太厚道了。

发现自己选的Ｌｏｔ （１ Ａｃｒｅ， 有Ｓｅｐｔｉｃ Ｔａｎｋ）
有两个不好的地方：
１）Ｌｏｔ的最左边有Ｐｕｂｌｉｃ Ｅａｓｅｍｅｎｔ for
storm drainage, 20' 宽，贯穿整个Ｌｏｔ；
２）Ｌｏｔ的前院右边脚有附近几家公用的电缆变压器。
ＬＤ对此的看法是没关系，因为Ｌｏｔ比较大，不影响什么。
我自己看了网上的一些看法，发现很多人都不喜欢有这两样东西。
大家对这样的Ｌｏｔ有什么看法？风水上有什么讲究没有？ |
