所有债务,包括各类贷款月供,房贷月供,property tax, homeowner insurance,信
用卡的所有minimum monthly payment的和,不超过税前月收入的45%。
如果在45% 到50%,买房付完down pay,closing cost,如果存款还能显示12个月以上
的房贷月供,property tax, homeowner insurance总和,也是有希望贷到款的。
不过,如果每月的收入都用来供房的话,生活质量也太郁闷了些。

在锁利率之前,贷款方没有说有 homeowner insurance 和government recording 费用,在锁了利率之后,收到package里GFE多出来将近$3000 的费用。只是想问问这里的大侠费用合理吗?

government recording fee是啥时候都有的,银行要求township备案这个loan,确保其
1st lien的地位。政府收钱从不含糊,按需要备案的总纸张数收费。
escrow insurance也是比较普遍的做法。对于买房来说,borrower需要purchase一个符
合银行规定的homeowner insurance并且paid in full,在escrow账户里会要求有2个月
的insurance deposit。如果是refi,escrow多少个月的insurance要看现在的保险还有
多久要renew了。
不过,这两项加起来多了$3000比较惊人。。。所谓Harzard insurance对于SFH就是
homeowner insurance,对于condo,就是master insurance。一般银行只是对dwelling
coverage又要求,没觉得分成Harzard, flood, earthquake,fire...这么细。LZ再
打听一下吧。。。

何用
现在homeowner insurance保险要给我涨价,说是没收到security system的材料
大家知道该怎么办吗
另外homeowner insurance的钱是在escrow account的 (有impound),这个我如果要换

收到了broker 的FTE。 purchase price 725k。 10月中close。
109 Property Tax Reimbursement to Seller if any to Seller, $5800 (说是
seller 已经付了8/12 到8/13年的地税, 所以我们要把10月中到8/13的地税退给
seller)。

买房后发现自己condo的楼顶上有两个Cell phone antenna。听说每年condo associate
能收$20,000,相应homeowner的condo fee每月少~$50。
刚开始搬进来的时候我就觉得有点不对,有时感觉耳边有响声、晚上睡不着,或半夜总
醒,有时又感觉很困。我开始以为刚换了个新地方,还没习惯过来。但这种情况一直持
续,没见太大变化,我以为是自己工作压力大的原因,就尽量调节来自工作的压力。又
过了一段时间,有时觉得头疼。这所有的感觉都是以前没有的,至少没有长时间持续有
这些症状。最近发现楼顶上有两个Cell phone antenna。上网一查吓了大跳,长期可能
引发Cancer,后面有些链接。
我给我们condo的manager打电话,他很显然不愿意跟我谈搬走这两个antennas。
Trustee的人都不住这儿,而且这里大多是租客,大部分homeowner都不住这里。请问各
位有什么好建议,怎么能把这antennas弄走?这种情况我该怎么处理?
另外,不知这种把cell phone antenna装在居民楼顶是否违法?有没有理由sue 电信公

我看了settlement charges
首先我们close的时候要付卖家已经预付到明年的tax 3000多,然后lender又reserve了
几个月的tax和homeowner insurance(这个我们已经自己付了一年了)
但是每个月的payment里面,除了mortgage,还要付每个月的tax,homeowner
insurance,这不等于我重复付款了吗?
谁能帮忙解释一下啊?

请教版上的达人,一个foreclosure的townhouse,Seller的Addendum有这么两条:
1. 没有Appraisal contingency。如果Appraise低于卖价,Buyer agrees to fund, in

请不要太过紧张,放轻松点,俺只是把一些 tricks 分享出来,让大家知道有这么回事
。就象楼上上说的,如果你买了保险,何必去care. 但是有很多buyers是care 的,尤
其是第一次买房的,买AS. IS 房的。
有的家庭在换Furnace时会顺便把Coil同时一起换掉(coil换掉会给系统带来好多好处
,今天没时间了,以后有机会再和大家分享)而这个流程和换COIL 时做的的PD 流程
在开机和时间上是一样的。冷暖气公司几乎每2,3 天都会接到类似的生意,成千上万
个冷暖气公司难到都要等到外界温度高于60F 才能换吗? 今天因为你是拿了个垃圾筒
盖去,让homeowners 觉得不可思议,如果今天是一个licensed HVACR guy 应客户的要
求做个冷气机的测试,而外界的温度是40F,难道他就不做生意了?难道就不养家糊口
了?可笑的是如果那哥们今天带着一套冬天冷气机测试设备而其中的一个道具看上去就
是个垃圾筒盖原理, 和homeowners 会担心他们的冷气机吗?肯定不会 因为他们没有担
心的理由,甚至想都不会想到去担心。

对于按季度付property tax的地方,escrow账户还是比较容易被接受的。
理论上,有2个月的property tax和homeowner insurance premium是作为deposit在账
户里的。就是说每次帮客人付完property tax或是homeowner insurance之后,都还有2
个月的钱压在escrow 账户里面。
对于管理费,各州规定不同,有的周是不收管理费的。
每年会对账一次,如果property tax什么的涨了,就会多要些deposit补仓,另外就是
会提高每月收escrow的额度。
客人仍然可以appeal property tax,这样至少每年对账时候,若有多余部分,会退给
客人的。也可以自由选择保险公司,只要选定之后通知lender和escrow就可以了。

由于SHORT SALE要花时间长而且麻烦多,而且不一定能成,所以SHORT SALE抢的人少些
, 可能会有DEAL。而且 HOME OWNER只要能卖个市场价格,银行会批,对最后的价格不
是特别在乎。这样LIST AGENT,替你考虑的空间就大, 一把在合理的范围内,你应该
更容易拿到SS的房子(但是一样,你别指望,LIST AGENT直接告诉你别人的OFFER)。
LIST AGENT可以收了你的OFFER马上找HOMEOWNER,HOMEOWNER接受了,那就直接就
PENDING。

下周closing,这周seller的水管在零下几十度的严寒中华丽的爆了。不知道是倒霉还是
幸运。seller会用homeowner insurance修好,据说会开dry wall 吹干,再paint. 现
在说closing推迟。
问了下agent,说以后homeowner insurance 可能会涨,但是如果都修好后,不影响
resale value.

Escrow没什么坏处,就是要押2个月左右的property tax和homeowner insurance在
escrow账户里。
由于NJ是按季度缴税,因此,账户里基本最多是5个月的property tax,大部分
homeowner都还是可以接受escrow账户的。CA那边,每半年或一年交一次税,很多人不
愿意钱放在escrow账户里。
不要escrow账户会影响rate,固定rate的话,高个0.125% 吧,ARM有可能会高0.25%。

买房子过户后前房主返住一个月。我们搬家入住后觉得水费有点高。 由于前房主,一
个老中,地址没及时改,经常有些信件包裹寄来,每次看到他家的信帮着收好通知他来
取。所以有过不少接触,问过水费问题,他也觉得有点高,表示不清楚怎么回事。
后来2个月后sump pump开始启动,打水出来。刚开始只注意地上一大滩水不知道从哪里
来的,后来发现了确定是从sump pump打出来的。问前房主他表示很惊讶,也没说其它
什么。我家地势在周围是相对高的,怎么会地下打水出来,而其他周围地势低的邻居没
打水出来。心里总觉得有异常打电话给水公司要求检查是否有漏水,水公司表示打的是
地下水,没有明显漏水迹象他们不会派人来。打电话给contractor,也表示很难说有什
么问题。
后来sump pump启动频繁 15-20分钟就打水出来,那肯定有问题了。再打电话给水公司
,他们终于派人来查,确定漏水在水表到外面总闸间有漏水,这段属于homeowner 负责

住在红脖子地区,被我们家一个白人邻居大妈给targeted.前两周写匿名信,说除了出
车进车之外,不许我们开车库门,然后就把homeowner law第几条给我们写出来。我们
其他邻居开着车库门,坐在drive way上聊天,也没见她说。homeowner law上不许在
drive way停车,她女儿的车白天黑夜的停在那。我们就当没收到那封信,该怎样还怎
样。
上周五,我们county的儿童部门上门,说有人举报我们child abuse。report上说我们
家冬天不开暖气,戴帽子穿大衣(我公公他是秃头,偶尔在家戴了几次帽子)。她看见
我们用过几次box fan,就说我们夏天不开空调,也没有ceiling fan,把孩子放到97度
的房子里。一个月前我们买完菜到家,孩子还睡着,我就先进屋做饭,我老公坐在车里
陪着孩子。车引擎是开着的,空调也开着,我们也特意开着车库门。这给她看见了,就
说我们把孩子放在很热的没开空调的车里没人管。
Inspector查了我们家一个够,有没有自来水,冰箱里有没有东西,有没有空调,有没
有ceiling fan等。然后决定我的孩子是处在安全的环境中。Ins

reducing mortgage balances for homeowners who owe more than their homes are
