举个例子好了，如果你的funding date（close date)是周三的话，新的lender 从星期
二开始算利息到月底。旧的lender是从本月头到星期四。
如果你星期一 funding的话，新的lender从星期五算到月底。旧的lender从月头算到星
期二。
所以最好不要在 Monday Funding.因为 fund 会提前一个 business day 到 escrow.这
样你不得不付周末的 interest.划不来喔！虽然overlap总是存在的。
不过每个州每个 lender 可能稍有差异，应该向你的 broker 询问为佳。

发帖数: 3523 | 9 周五close的话，新loan 应该是从月头charge 利息到pay off 那天，funding date应
该是周三，那么pay off date基本是周四。也就是说，旧loan charge从月头到下周四
的按天算的利息。
新loan从funding date开始charge 利息，也就是说prepay interest是从下周三charge
到下一个月的一日。
真正overlap的时候是下周三和周四。

发帖数: 3415 | 12 请问：0cost 的refinance主要看哪几项？我咋除了appraisal fee外还要交$1600多？
broker说等过几天钱到帐后会退我
如果我现amount financed 30万， 但 previous balance只有28万，5千escrow,是不是
前银行要退我2万5？
还有告诉我rate 3.875,但apr咋是3.939？

appraisal fee和$1600,你还是no closing cost
下面是一些比较常见的cost:
Lender fee - included in the origination charge.
appraisal fee (POC - paid out of closing)
credit report
tax service
flood certification
title charges
government recording fee
reconveyance fee to old lender
recording fee to old lender
把上面的费用加起来就是closing cost。 |

发帖数: 3328 | 16 Your mortgage broker will refund all of the closing cost you already paid.
Your ex lender will refund you all of the balance between old and new loan
amount.
The only two possible prepaid items are appraisal fee and credit report fee.
In fact, credit report fee is so small and some broker even never ever
mention it.
