The neighborhood to the east of overlook hospital is considered affordable
area, where you get a significant portion of non-English speaking residents.
They are mostly working class.

rent is also expensive tho..... around $1500/mo.
but both locations i mentioned are good neighborhood and close to downtown,
easy commute, 10-20 mins.
u can also considering living in Nob Hill area~ take bus to downtown, or
just walk... these are good neighborhood so don't worry about being robbed
by the black....
i still suggest looking at J-Town first!!! :DD |

解一下大家的想法。一家之言，抛砖引玉。
其实准备工作是早就在做了，但是直到真正开始买房，才对湾区的地理人文有了更深刻
的认识。本来觉得湾区聚集了高科技精英，应该学区都不会差到哪里去，第一轮调查下
来大失所望。第一感觉就是旱的旱死，涝的涝死。好的的确好，美国高中前200名，差
的差到2，3分，根本不能念。60万的预算在好学区连块地都不一定买到，所以我们从一
开始就把目标定在800分左右的高中学区里，所谓的三流学区。据说高中API 800分是道
门槛，过了以后一般会正向反馈。而且这个级别上加州州立能占点便宜。所以我选择的
这几个高中都是保持在800左右的。我们的策略是进可攻，退可守。800分的高中不算好
，但是还有潜力，我们的孩子还小，可以当种菜种一种，如果上来了是上上策；如果上
不来，也不是不能念，大不了将来或买或租到好学区去，是中策；如果学区掉下去了，
则是下策，但是这种学区是我们要尽量避免的。

1. 学区好不好；
2. Neighborhood 是不是safety；
3. 周边的市政服务是不是便利？ 学校， 商场，公园， 餐馆， 诊所，图书馆， 公交
等；
4. Commute。是不是离工作单位在30～45分钟车程之内。
问题是1和2往往stick在一起：学区好的地方往往Neighborhood 很safety；

第一阶段：全面了解
去年12月12号的时候，我正好怀孕37周，冒着风险跨东西海岸大搬家到了Bay。刚下飞
机的时候正好下着雨，但是一点也不冷，反而很舒服。来到LG租的apartment，还是吃
惊了一小下，因为从Atlanta rent $750 每月 1000sqft的1bed1bath搬到 $1700每月
1000sgft的2bed2bath，这个落差还是比较强烈滴。。。
不过呢，既来之则安之，我立马投入了100%的热情开始shopping，布置这个临时的新家

to plane take-offs.
SSF, take a look at the ArchStone apartments near SSF BART station. They

发帖数: 3417 | 28 算了吧。往下翻几条就有人说1.34是新高的。那还是sutter小学的，1600多尺。其他小
学的更便宜。不同位置的看交通，差不多位置的学区的影响还是很大的。
不过我同意如果突然划出去，这一片不会立刻就跌到跟051其他地方一样，因为长期的
学区积累已经让neighborhood的组成比较好了。除了学区，neighborhood本身对房价的
影响也很大，而且反过来neighborhood好也能让新划进去的学区变好一些。所以总的来
说，重划学区会对房价有一定的影响，但不是质的变化。那些说重划学区让房子跌几十
万的都是扯淡。但是说现在房价就没什么差别也是扯淡。 |

我一直以为old pa才是最好最贵最牛的neighborhood。而crescent park顶多第二，而
且因为它在flood zone所以不能盖地下室也不能随便加建导致整个neighborhood房屋升
值空间有限。
可是最近好几个牛人朋友同学买了crescent park来投资而不是old pa。他们绝对是哪
里的豪宅都afford得起的所以不会是因为crescent park便宜才买的。莫非其实
crescent park比old pa还好？
我纯属围观小白好奇。求各位不吝赐教！

这跟中国人是没什么关系。
如果非说有关系的话，那也只能说偷渡去的那些老中，
并没有提升Flushing的区的品质。
至于Flushing，包括曼哈顿唐人街，当地政府试图实行
business improvement project，提高当地社区的品质。
为什么后来这些尝试都失败了，这些我都很了解，
不过离题有点远，所以不多说了。
因为法拉盛是bad neighborhood，
所以刑事案件多发。
但是，在其他bad neighborhood，路人发现刑事案一般都会报警。

The house in Issaquah high area is in the so called "Lakemont" neighborhood.
If you visited all three neighborhood, you will find that "Lakemont"
neighborhood is much better than the other too. There are lots of high-end

I wonder if anyone is familiar with Glencoe at Trossachs and Laural Hill at
Sammamish. I'm referring to the new houses built by Murray Franklin.
Glenco at Trossachs is really nice. The neighborhood is clean, and well
organized. However, it's a little bit far out.
Laural Hill is located near Sammamish park & ride. However, it's a smaller
community, and only one house is built (the rest of them are to be built).

neighborhood walmart is more like safeway or QFC, carring grocery and
limited types of other stuff
super walmart carries almost everything.
I've never been to bellevue main street的沃尔玛, but if it is neighborhood
walmart, I think then won't carry TVs any time. |

neighborhoods close to it. If you do not like CC, there are some nice
neighborhood on Southwest Parkway. If you care more about the school
district, on Bee Cave, there are some upscale neighborhoods, Eanes ISD.

house. My recommendation below is focused on middle-class neighborhoods with
good schools.
Not all the schools in SBISD are good. Go to SBISD website, and read the
zoning map for each school. Rule of thumb is to stay south of I-10.
In my mind, the best elementary schools are: Frostwood, Bunker Hill, Rummel
Creek, Wilchester. Frostwood Elem. is national blue ribbon school and is

SL, Granite, Canyons从名气上都很好啊！Asian比率最高的是第一个。Sandy了。
那里是中国人聚集区。上班要25分钟左右。
好的小学有：Granite，Brookwood，Quail Hollow，Sunrise， Willow canyon。
如果嫌太远，可以考虑在Cottonwood heights，Holladay，East Millcreek落户
（这里的顺序是一个比一个往北）
Holladay的好学校有Howard R Driggs， Cottonwood School （Holladay BLVD上面）
Ctnwd Hgts的好学校有Butler，Canyon View
Millcreek那里有个很好的Morningside Magnet，eastwood，Oakridge。

sought-after addresses in the city, therefore, rents are high and the
competition is intense. Because of its proximity to the University,
