如果是30年的贷款,condo需要25% down pay才能不影响rate,而single family house
只需要20% down pay。
从loan officer角度,我喜欢single family,贷款容易做,不需要纠结于condo
questionnaire以及warranty的申请。
不过,选condo还是single family,要看LZ打扫庭院的热情有多高了,夏天割草,秋天
扫叶子,冬天铲雪。。。如果到时候要假手于人的话,不如就买个condo了。

80%/75% 的 LTV,利率是一样的,只是condo 手续复杂些。
如果买全新 condo, condo project 要是 approve的,而且 occupancy rate要在75%或
以上,不然就一定要用 builder 指定的lender。

恰恰相反.很多condo是连在一起的,所以HOA包括了master insurance来cover 房子的
replacement cost.

我们常做的几个investor,只要是attached condo,30年的term,都有0.75个point的
adjustment。
一般HOA会买master insurance,当然羊毛出在羊身上,估计也是大家集资买的,master
insurance保主体结构和外墙。住户需要买homeowner insurance,保内墙的。

purchase的话,选no piont的最低rate,然后比较一下closing cost,选个相对低的银
行。
羊毛出在羊身上,broker能返出钱来是因为赚的就多,而之所以赚的多,是因为offer
的rate高。

I just locked in with Citibank last Friday. 450K Loan 3.75% on 5/1 ARM, 1/8
pt back (about $500). Just recieved the Good Faith closing estimate. The bank fees are;
appraisal: $550
origination: $625
credit rpt/fedex/etc: <$200
With the $500 rebate, Citi only charges me a total that's less than $975, including appraisal. Not even any bank lawyer's fee.
Of course, because the property is long island, NY, I got to pay various tax and

on loan, definitely SFR.
townhouse (i.e. condo) usually 1. requires a higher down pay to avoid add'l
fees; 2. lender requires condo certification--specific req on owner
occupancy rate (usually > 51%), pending litigation, HOA due delinquency, etc
.; 3. if it's new condo project, req is even stricter.
on selling, above issues apply to prospective buyer if loan is req'd.
otherwise, about the same.

HO6, 是所谓的 "walls-in" coverage,保的是 condo "interior" (内墙、地板、
counter) vs HOA on "exterior" (外墙、屋顶)。现在所有银行在放款前,都要求
condo-owner (non-SFR)买。保额一般是 property value 的 20%,一年大概 $300-
500 不等.

昨天还能做到4.5%,但今天只能做到4.625%(38万贷款额,LTV<=75%,信用分数>740,
SFR,income qualified)。现在股票市场还在跌,看今天稍晚些时候利率能否向下调
整一下。

假设贷款在加州,贷款金额是$380K,LTV<=75%,信用分数>760,SFR,今天5/1 ARM重
贷利率要拿到2.5%的话,out-of-pocket的费用要$2,500左右。

两个房子offer 都被接受了,
两口+两个2岁的孩子,
一个交通便利,离高速近,离上班就不到10分钟,SFR,有比较大的院子(3000-4000尺
吧,和豪宅不能比),小学不错,初中和高中都不行,房子面积只有1000尺,1945年
另一个离上班35分钟,学区好(小学到高中都不错),
是个townhouse比第一个贵9万,院子小一半,房子面积倒是大不少,1800尺,1984年的
房子。
都需要花几万装一下因为原来的内部条件都不怎么样,第一个更老一些,需要做的事情
更多,
拿不定主意,买第一个的话就打算等他们小学上完再搬
大家觉得如果是你的话会怎么考虑?

drive way at all, even its price run up to $800K. Here we call it Motor
Court. Sounds like mobile home.
A drive way is a luxury in Irvine area.

It will depend on the conditions. If you have multiple proeprties, 2nd job,
assets transactions, account is not clear, tax return is not matching the
IRS's transcript, company aquisition but not enough proof, paycheck has any
unknow item that PF suspect, attached PUD qustionares are not satisfied PF's
guidline....
Your case is easy or not will depend on your agent's preparation and review
too. As long as you provide what PF ask for, it will be smooth :)

There is no such formula for you to get the fixed number for your question
because there are many factors will be involved such as:
house type, visa status, loan amount, impound or none impound (FICO and LTV
will not count for 15 yrs fix since it will not play important role),
lenders you choose, broker commission level set, the day you lock the rate..
...etc.
Give you an exmaple here,
If your house is SFR, Primary living, 400K loan amount, No impound, then you

这种情况应该贷5年或者7年的ARM啊。 ARM的利率要比30年固定的利率低很多, 而且月
供又比15年固定少很多。 按今天的利率来说, 如果
SFR, Primary, LTV75, FICO 740, loan amount 400K, rate can be 2.5% for 5 yrs
and 2.625 for 7 yrs.

差别。
